Another good month, but not as good as you would suspect from the news reports….

We logged some good numbers and the phone is ringing, clients are walking in. Inventory is quite low, but there are still some interesting properties. We have not yet tapped the reserve of the next level up in value (as in, prices rise slightly, then a number of people decide to sell) … we’ll see.  I personally don’t think its there.

I can tell its not as frothy (even though I said that last month!) when it looks like we can put together deals in 30 days, which is currently the case – it’s busy, but not like March.

So what’s the outlook for the Summer? I’d actually say good, but not as good as everyone is expecting. Inventory will remain tight. Values will continue to try to break through to the next level, but the threat of increasing interest rates will at once pressure people to move (both sides) while making neither side happy. Kind of like a gun-point deal. Everyone signs the papers, but no one is happy.

Actually, when you look at it, it’s probably a healthy place to be. Sellers not getting what they want, but getting what they need. Buyers, feeling like they have to move, paying more than they think its worth but ultimately, being happy to even get in.

Happy to just be getting in. That ethos is popping up among the younger set. I sell a lot of property across a lot of age groups, and you know what? The happiest clients at the moment are the under 40 set. They are just flat-out stoked to own something, especially in Hood River.  Remember, only two years ago, this was scheduled to be the generation with the lowest home ownership percentage in America. You wouldn’t know that in Hood River.

They are of a distinctly different mindset too. They are not windsurfers, they are not “dirt baggers” (A term used to refer to frugal climbers/bikers, etc.  - not pejorative at all please, at least to me, as I was a dirt bagger myself for a couple years.)  They are young, professional, and of the creative and STEM set. They are new modelers (think triple bottom line, not airplanes) and neo-ruralists.

Probably the most interesting group of people to ever show up in Hood River, actually.  They are a couple of years away from showing up on the boards around the community, but I sense a distinct lack of NIMBY-ism. The few that are, seem to have isolated themselves. In talking with this crew, both as a commissioner and as a Realtor, I’m struck by their passion for place, and their commitment to making things happen as a community. I think they will change the face of Hood River yet again, and for the better.

Get to know them, they do love their technology, and it causes them to view the world in a completely different way from us. Completely. And difficult to explain, but so obviously the way we are going to live our lives going forward.Think bandwith, capacity, realtime …
