Tough to determine any tremors right now. More of the strength in the upper range, and weakness in the lower. Our Townhomes are so ripe it’s killing me! I expect they’ll all sell in the next week or so, there are so many people waiting for them to be finished! That, and the developer is going on vacation, a surefire way to shake out the deals. They are all painted on the outside, and the first one should be done any day now………
Buyers are beginning to move in. Expect lots of offers and counter offers this week, and a flush of deals………….
Mornings are cold. I got my first breath of Fall this morning……..It was refreshing! Welcome August! Fall, and my Coast days are not far away!!!!

Good week this last one. Lots of Buyers in the market, and selling weakness in the lower end. HUGE discounts being bargained for, but very few being bitten on.
Traditionally, this month is quiet, and then there’s a rush for property in August. This year, we have a rush in July, and I think that manyo of these Buyers will be back in August, when things moderate……….
Busy though! Lots of very nice people, interesting conversations, and property touring.

Lots of activity in the 400-600 range. Quiet in the 600+ but not slowing down. 400-continues to soften, expect a big push in that price range later in August as the bargain hunters come out.
Cap rate properties are still waaaaay out. sub 5%. Once the Sellers get serious, expect moderate discounting there as well…………..
We welcome two new Brokers to our team! Carmen Tuttle and Judy Dutcher will be liscenced any day now. Both have been doing administrative work at Copper West for some time now, and but bring great contacts, and a history of excellence to us.

We used to call July “Tire Kicker Month” but no more. Lots and lots of traffic, many people looking for second homes. It is curious, but I’ve noticed that alot of these people are talking a good game on the second home front, but seem to be looking for a place they can move to. They ask questions (the dead giveaway) like “….And how are the schools?” and you think to yourself “hmm….now, why would you ask that question?”
Land continues to be in short supply. Discounting in the under 500k range is continuing, but not accellerating. (Additionally, skewed by large price adjustments in a recent Condo project) Generally the deals in this range seem to come through in waves….. Last wave was last week, and the heat now has returned to the 500+ range.
One of our companies got a mention in Backpacker Magazine, continuing the “mentions in national magazines” to about six months straight……….
It sure is windy! Windsurfers now have kids, and the kids are all kiteboarding, so there’s lots of parking at the event site in town…………
